Have Claude read your MLS farm search every Monday and write a four-sentence farm report
In Agent Intelligence issue #77, Matt Spangler has agents open their MLS, run the usual farm search (last seven days of new listings, price changes, pendings, and solds), and paste one prompt into the Claude side panel in Chrome. Claude turns the search results page into a table of address, status change, list price, price per square foot, and days on market, then writes four plain sentences: what moved this week, which price cut matters most, which listing has sat long enough to call the listing agent, and one line the agent could say to a seller. The agent saves the prompt as a Claude skill and schedules the skill in Cowork for every Monday morning. Spangler warns the first run is mediocre until the agent tells Claude which part of the MLS page to read, and suggests keeping the results list to about twenty properties.

- On a paid Claude plan, install the Claude extension for Chrome and the Claude desktop app, pin Claude in the Chrome toolbar, then open your MLS and save the farm search you already run (last seven days, new listings, price changes, pendings, and solds).
Compliance note: Check your MLS rules on automated reading before you schedule the task, and keep the Chrome extension on your MLS and your own dashboards, because the source notes Anthropic calls the extension risky and a web page can carry hidden instructions. Verify each price and status in the MLS before you quote the figure to a seller.
Suggested prompt
Written by this directory, inspired by the source. Replace the [bracketed] parts.
Read the search results on this page. Build a table with address, status change, list price, price per square foot, and days on market. Then write me four sentences in plain language: what moved this week, which price cut matters most and why, which property has sat long enough that I should call the agent, and one specific thing I could say to a seller about this week's activity. No preamble, no summary at the end.
