Give Claude your buyer's tour list and licensed MLS access so it builds a routed tour sheet plus a private showing brief with price history, DOM, and who to call for each house

Austin agent William Zhang of Real Estate AI Society connected Claude to his licensed MLS feed (about 2.1 million property records) and handed it a buyer's list of homes to see. Claude returned a tour sheet with the homes in route order plus the emails to get each showing on the calendar, and a second internal showing brief Zhang never hands to the client. On 17333 Graces Path in Pflugerville the brief noted a limited listing service (call the builder's sales counselor, not the listing agent), 140 days on market, and a cut from $644,251 to $525,000 (about $119,251 / 18.5%). On 21013 Abigail Way it noted twelve days on market, a $49,000 price raise, and the 2017 close of $302,585 as owner basis. The brief also carries schools, tax rate, HOA, and carrying costs. Zhang warns that a headless browser pointed at the MLS earned him a warning letter, and that sold-price work in a Texas non-disclosure state needs licensed feed access rather than public portal scrapes. He also says the pull is reliable but the read is still the agent's: a gap to the closed median does not by itself prove a bargain.

Claude AI MLS Data: 6 Jobs It Does for Buyers and Sellers
William Zhang (Real Estate AI Society) · Blog · Sep 19, 2026
First step
Confirm how your MLS allows licensed data access for assistants (official feed or manual export only), then paste your buyer's next tour list with addresses in preferred visit order.

Compliance note: Follow your MLS rules on AI and automated access (Zhang received a warning for a headless browser), use licensed sold data in non-disclosure states, keep the private showing brief off anything the buyer sees, and treat price-history math as prep for your judgement rather than a valuation.

Buyer tour prep. Addresses in the order the buyer named them: [LIST]. Using my licensed MLS data only: 1) Build a tour sheet with the homes in drive-time route order and draft the showing-request emails for each. 2) Build a private showing brief for me only, never for the buyer, with for each home: who to call to schedule (listing agent vs builder sales counselor vs limited-service note), days on market, original list price, current list price, size of any price cut or raise, prior close price and date if available, schools, tax rate, HOA, and carrying-cost notes. 3) Flag anything you cannot find in the MLS instead of guessing. I will verify every number before the tour.
