Transaction coordination

Run an n8n sales progression agent that reads every SSTC deal in Jupix, builds a Monday chase plan with Claude, and queues holding emails with a review delay before send

Luke Needham at Quantum Flow Automation documented a four-week build for Anchor Property, a six-person residential estate agency in Nottingham. After a sale reaches Sold Subject to Contract in Jupix, an n8n Sales Progression Agent keeps a tracker for each sale (current stage, outstanding actions, last contact date with each party, and negotiator flags). Every Monday morning and Thursday afternoon the workflow reads all SSTC sales from the Jupix API, calculates days since last contact, flags overdue milestones, and uses Claude via the Anthropic API to produce a prioritised weekly progression plan: which solicitors to chase, which buyers need a mortgage update, and which sellers need a chain position update. For routine holding messages, Claude drafts the email and n8n queues it in Gmail with a 30-minute send delay so the negotiator can review or recall before delivery; nothing first-contacts a new sale without that review window. Complex chain cases are flagged for a human instead of managed autonomously. The same n8n instance also runs listing-copy and applicant-matching workflows against Google Forms, Google Drive, and Slack.

First step
List every SSTC deal in your CRM with current stage, last contact date for buyer, seller, and each solicitor, and the next overdue milestone, then decide which Monday chase items a human must approve before any email leaves the office.

Compliance note: Keep a human review window on the first contact in a new sale and on any chain-risk message, do not let the agent send legal advice or instruct solicitors, and follow your brokerage and local advertising or consumer-protection rules for client emails.

You are my sales progression assistant for residential deals under offer (SSTC). Using the attached tracker for every live SSTC sale (address, stage, outstanding actions, last contact date with buyer / seller / buyer's solicitor / seller's solicitor, negotiator flags), produce Monday's prioritised chase plan. Group by urgency: (1) parties with no contact in 7+ days, (2) overdue search / survey / mortgage milestones, (3) chain-risk flags. For each sale write one next action and a short holding-email draft I can queue with a 30-minute send delay. Do not invent contact dates or milestones. Flag any sale that needs my judgement instead of an automated holding message.
