Turn a ChatGPT payment calculator into a one-screen dashboard you can send a buyer
Matt Spangler's Agent Intelligence issue #93 walks agents through four steps in ChatGPT (the free plan works): build an interactive monthly payment calculator with sliders using the agent's own rate, county tax rate, insurance, and HOA dues; expand the calculator into a one-screen buyer dashboard showing the payment at half a point higher and lower, cash needed at closing, and what $25,000 more or less in price does to the payment; add a two-sentence plain-English summary at the top; then share the dashboard as a ChatGPT link or a screenshot.

- Turn a Calculator Into a Client Dashboard

- Pick one buyer you're working with, leave the buyer's name out, and paste the calculator prompt below with your lender's current rate and your county's property tax rate.
Compliance note: Every figure on the dashboard is an estimate, not a loan quote; taxes and insurance are the biggest guesses. Keep the estimate labels on, point the buyer to a lender for real numbers, and don't type a client's name, bank details, or other real financial information into ChatGPT.

Build me an interactive monthly payment calculator for a home buyer with sliders for price, down payment percent, interest rate and loan length. Show principal and interest, property tax, insurance, HOA dues and mortgage insurance as separate lines, then the total. Start with price [price], down payment [percent], rate [rate], property tax [rate], insurance [per year], HOA [per month, or 0]. Don't look up a rate. Use mine. Then: Build me a one-screen dashboard from this calculator that I can share with my client. Include the monthly payment broken into principal and interest, taxes, insurance and HOA; the same payment at a rate half a point higher and half a point lower; cash needed at closing with [percent] down and closing costs of about [percent]; and what $25,000 more or less in price does to the monthly payment. Label every number as an estimate, and put my name and phone number, [name, phone], at the top. Then: Add two sentences at the top, in plain English, that tell this buyer what the dashboard means for their search. Then move the number that would surprise a first-time buyer most to the top.
