Build a password-protected interactive LP update from a deal's T-12 and rent roll with Claude Code

The AI for CRE Collective team attached an investment summary, T-12, rent roll, and Excel files to a Claude Code session and built a password-protected investor update for a mock Denver apartment deal in 25 to 30 minutes. The web app shows performance against underwriting, a refinance and sale scenario lab where each LP enters an ownership percentage, a unit-by-unit stacking plan, a ranked risk list, and a capital plan tracker. Claude Code stopped to ask which of three conflicting NOI figures should drive the numbers.

How to Build an Interactive LP Update with Claude Code
The Collective (PLOT Daily / AI for CRE Collective) · Article · Aug 6, 2026
First step
Put one deal's investment summary, T-12, rent roll, and supporting Excel files in a single folder, then open a Claude Code session on that folder and paste the prompt below.

Compliance note: The source build ran on mock data, and its AI question box answered from pre-written responses. Before any LP sees a real version, confirm each figure against the source documents, protect each investor's data behind separate access, and have counsel review investor communications for securities-law requirements.

Suggested prompt

Build a password-protected web app that serves as the quarterly LP update for [deal name], using only the attached investment summary, T-12, rent roll, and Excel files.
Sections:
1. Summary: NOI versus underwriting variance and a health badge.
2. Performance versus underwriting: each metric shown as underwritten, actual, variance, and a short explanation.
3. Refinance and sale scenario lab with sliders for rate, exit cap, and timing; an LP enters an ownership percentage and sees their share of net proceeds.
4. Unit-by-unit stacking plan filterable by rented, month-to-month, notice to vacate, and vacant.
5. Top three risks ranked by severity and likelihood.
6. Capital plan tracker with spent, remaining, and budget variance per project.
Before writing code, ask me every question you can't answer from the files. If two documents disagree on a figure such as NOI or DSCR, stop and ask which figure to use.
