Run a Claude CMA prep skill on two MLS exports to get a seller-ready CMA plus a private agent brief with the seller's likely objections and your answers
Jerad Larkin, an account executive at Chicago Title of Colorado, taught about 40 Denver agents a class called Get. Keep. Sell. and ran his CMA Prep skill live on an agent's real upcoming listing appointment. The agent gives the skill the property address and appointment date; the skill pulls public records and online estimates and asks the agent to confirm the facts, then interviews the agent about the sellers' timeline, motivation, and the price the sellers have in mind and where that number came from. The agent exports three to eight closed comps from the MLS, plus a second, wider export of the neighborhood over the last two years (closed, expired and withdrawn), in Full format so Claude gets roughly 400 columns, and drops both files into Claude. The output is a seller-ready CMA of about 15 to 16 pages (home details, market conditions, comps, pros and cons against the competition, and a recommended price range) and a private four-page agent brief, never shared with the seller, listing likely objections, the online-estimate anchor to talk the seller down from, and suggested answers backed by the neighborhood data. Larkin says one class CMA used about 300 MLS records against REcolorado's 500-record standard export allowance per rolling 30 days. Because REcolorado asks members to confirm they won't use AI to navigate the MLS, the agent runs the search and the export by hand and Claude only analyzes the files. Setup is the Claude desktop app on the Pro plan or higher, a brand kit, and a brain skill describing the agent.
