Turn a listing description you already wrote into a narrated listing video with Google Vids
In Agent Intelligence issue #83, Matt Spangler gives agents a 25-minute lesson: break a listing description into short feature paragraphs, open Google Vids, choose Landscape or Portrait, and use the Docs to video card to generate a narrated rough cut. The agent then rewrites the generic narration lines in the script editor with details only the agent knows, swaps stock images for the real listing photos, deletes any scene that shows a feature the home doesn't have, and asks someone who hasn't seen the listing whether the video reads as AI-made.

- Turn Your Listing Description Into a Video | Agent Intelligence #83
Matt Spangler (Agent Intelligence) · Newsletter · Sep 12, 2026 - First step
- Split one listing description into three or four short paragraphs, one per feature such as kitchen, yard, and neighborhood, save the description as a Google Doc, then go to vids.new and pick Docs to video.
Compliance note: Docs to video needs a paid Google plan. Any AI alteration of a real listing photo needs the same disclosure as any other edited listing image, and the narration must not state school, HOA, or neighborhood facts that aren't in the source document.

Listing video edit checklist for [property address]: 1. Source doc: listing description split into one short paragraph per feature (kitchen, yard, neighborhood). 2. Shape: Landscape for the website and email, Portrait for Instagram. 3. Narration: in the script editor, replace every 'stunning', 'must-see', or 'won't last' with a detail only I know, such as which way the kitchen window faces at sunset. 4. Visuals: swap every stock image for a real listing photo, and delete any scene that shows a pool, view, or feature the home doesn't have. 5. Facts: remove any school, HOA, or park claim that isn't in my source document. 6. Review: send the video to one person who hasn't seen the listing and ask whether the video looks AI-made.
